  We rented a house from Neary Estates last year and have finished the tenancy feeling ripped off. Be warned new tenants - take photos of EVERYTHING. Neary Estates WILL charge you money from your deposit no matter what the house is left like!! We got charged over £230 for 'grease on top of the kitchen cupboards' and 'interior windows wiped'.....and the house was quite literally spotless when we left it. I am not sure how this amount of money for a job that would have taken 2 minutes can ever be justified by a landlord. Upon questioning this we were told that 'we were one of the houses charged the least' - showing how much money they must make from ripping students off for poorly maintained expensive houses.
  
  Admittedly, the staff are all lovely (hence the 2 stars), and repair requests are dealt with within a few days....however 'repairing' generally meant doing whatever they could not to replace something. It was as if we were waiting for the next thing to fall off or break in the house, as well as dealing with damp due to lack of maintenance from Neary Estates, with the mentality that painting over damp is classed as fixing the problem. My advice is to nag, take LOTS of photos as soon as you move in and be prepared to be charged money out of your deposit!
